36 Eden Crescent – Building Profile

36 Eden Crescent

This quality building is situated in Eden Crescent and has easy access to all the important amenities: the University of Auckland, The Super Trendy Britomart area, Countdown supermarket and Queen and High Street Shopping. The Viaduct with its Top Quality Bars and Restaurants is a short walk. The ferry terminal for weekends away is also nearby.

The complex was built in 2005 and is constructed from Concrete and Steel, there are 52 apartments across 14 floors. There is a on site manager and pets are not allowed.

The building is managed by Charta Management and many of the apartments are signed into management agreements with them. The backside of the building offers the double bathrooms and slightly larger floor areas which appeals more to the banks and some have peaks of the harbour increasing the rent accordingly.

Age / Style: Opened 2005 – Construction: Concrete and steel
Apartments: 52
Floors: 14
On Site Manager: Yes
Security Access: Entrance: Yes Floor: No
Pets: No
Facilities: ADSL

The current average rent for the Eden Crescent roadside units is around $370pw (This is for the 39SQM 1 double and 1 single) – The backside of the building offers the double bathrooms and slightly larger floor areas which appeals more to the banks and some have peaks of the harbour changing the rents accordingly and rent from $400pw upwards. I have seen some very nicely appointed units, fully furnished renting up to $500pw, but this is not the norm.

This building is an EYESORE. Because of their balconies, covered in rubbish and laundry. Unfortunately developers don’t realize how hideous their buildings look after a few years if they design balconies with clear glass or balustrades. I’ve laid a complaint to Charta and the council about this dump.
PS you’ll notice listings just sit on trademe for months, could it be the fact the building looks like a ghetto? nice work Charta I’ll be avoiding your services in the future.
